Financial Services

  • Collect monthly fees and special assessments
  • Manage a dedicated trust account
  • Provide detailed monthly and annual financial reports
  • Receive, screen, approve, and pay all invoices on time
  • Handle payroll and other financial obligations
  • Include a statement of Contingency Reserve funds – within twenty (20) days of month-end
  • Render monthly accounting to the Strata Council (Receipts and Disbursements)

Administrative & Legal

  • Interpretation of the Strata Property Act and bylaws (as guidance only; we cannot provide legal advice)
  • Enforce bylaws and levy fines or liens as directed
  • Maintain all records and files
  • Secure off-site backup for all accounting files
  • Process strata lot sales documents (Form F’s and B’s)
  • Provide strata documentation as required by the Strata Property Act

On-Site & Maintenance

  • Conduct regular on-site inspections
  • Arrange for repairs and inspections with trusted contractors
  • Provide 24/7 emergency response
  • Document any issues and offer recommendations

Communication & Meetings

  • Attend Council, AGM, and Special General Meetings (as per contract)
  • Assist with meeting procedures and record minutes (additional fee, $35)
  • Maintain a detailed list of owners and their contact information
  • Handle all correspondence with owners, with copies to the Council and Strata Council President
  • Provide annual budget projections
