Ways we help as your strata manager
A brief outline of the regular activities South Island Property Management Ltd. conducts on your behalf, in compliance with the Strata Property Act and the Real Estate Services Act.
Financial Services
- Collect monthly fees and special assessments
- Manage a dedicated trust account
- Provide detailed monthly and annual financial reports
- Receive, screen, approve, and pay all invoices on time
- Handle payroll and other financial obligations
- Include a statement of Contingency Reserve funds – within twenty (20) days of month-end
- Render monthly accounting to the Strata Council (Receipts and Disbursements)
Administrative & Legal
- Interpretation of the Strata Property Act and bylaws (as guidance only; we cannot provide legal advice)
- Enforce bylaws and levy fines or liens as directed
- Maintain all records and files
- Secure off-site backup for all accounting files
- Process strata lot sales documents (Form F’s and B’s)
- Provide strata documentation as required by the Strata Property Act
On-Site & Maintenance
- Conduct regular on-site inspections
- Arrange for repairs and inspections with trusted contractors
- Provide 24/7 emergency response
- Document any issues and offer recommendations
Communication & Meetings
- Attend Council, AGM, and Special General Meetings (as per contract)
- Assist with meeting procedures and record minutes (additional fee, $35)
- Maintain a detailed list of owners and their contact information
- Handle all correspondence with owners, with copies to the Council and Strata Council President
- Provide annual budget projections
